Application Screening Guidelines

Application Screening Charge:

Each applicant over the age of 18 shall submit a complete application and pay the appropriate application screening charge. An $18.00 screening charge per application must be submitted prior to starting the screening process.

Identification:

A photo Identification must be provided for verification of Personal information and the ID of the applicant.

Rental History:

The applicant shall provide rental history starting from 6 months to 5 years. We may request additional references if there is not enough provided. Any persons owning their own home or just starting out in life, may be considered on a case by case basis. You may include additional pages if necessary. Any blood or marriage related rental reference may not be considered. We reserve the right to visit your current residence, to assure the future care and cleanliness of our property.

Income and Employment:

All income and employment must be verifiable, either by contact name and or # or by applicant providing pay stubs, grant letters, financial aide agreement or promissory letter from friends or relatives. All forms of aide by government agencies, grants, loans, gifts can be considered as income. Income required for guarantee of rental should be two times the rent amount.

Credit / Criminal / Public Records:

We will check your credit. Unpaid liens, judgments, and collections may be cause for denial. If you dispute any info on your credit report you may submit a list of those accounts disputed with the application. Any eviction can be consideration for denial. Your criminal and public records will be examined and could be cause for denial. We will not rent to you if any of this information leads us to believe that you are a threat to the health and safety of any persons or to our property. If you lie on your application either by omission or commission you will be denied.

Demeanor:

Your negative, rude, or unacceptable demeanor while viewing the property during any contact with our staff, other residences, or neighbors of the residence may be cause for denial. We attempt to provide reasonable accommodations to any persons that may be in need of such. However it is illegal for us to inquire as to such need, so you will need to ask us for such accommodations. All applications are considered on an individual basis. All pertinent information that you can provide may be helpful. If applicant has any negative references or information, that may be disclosed or discovered by the screening process, it may be possible that this would not cause automatic denial if such information is disclosed truthfully prior to the screening process. Also if there are reasonable remedies to insure the security of the lease and property. The final decision is however the right of the owner of the property.
